    A Little About Greenwich and Its Sash Window History

    Few places in England carry the weight of architectural history quite like Greenwich. As a UNESCO World Heritage Site (Maritime Greenwich was inscribed in 1997), the area’s built environment is subject to some of the most rigorous heritage protections in the country. And running through that heritage, street by street, property by property, is the sash window.

    From the grand Georgian townhouses of Crooms Hill to the Victorian terraces of Blackheath Hill and the Edwardian villas of Westcombe Park, sliding sash windows have defined the face of Greenwich’s residential streets for the better part of three centuries. If you own a period property here, the chances are your windows are not just a functional feature; they are a defining part of the building’s architectural character, and in many cases a material consideration for your local planning authority.

    A borough that takes conservation seriously

    The Royal Borough of Greenwich has 23 conservation areas in place, including the very first conservation areas designated within London; a distinction dating back to January 1968. That places Greenwich at the forefront of heritage protection in the capital, and it means that a very significant proportion of its housing stock is subject to additional planning controls around external alterations, windows included.

    Among those 23 conservation areas, several carry Article 4 Directions, including West Greenwich (where two directions apply) and East Greenwich (also with two directions). An Article 4 Direction removes permitted development rights, meaning that replacing windows or doors, even on a like-for-like basis, requires a formal planning application. For homeowners in these areas, that isn’t a bureaucratic inconvenience, it’s a framework designed to protect the streetscapes that give these neighbourhoods their character. We understand that framework, and we work within it.

    Where the sash windows are, and why they matter

    Crooms Hill is perhaps the most celebrated residential street in Greenwich. Described by the architectural historian Nikolaus Pevsner as “the pride of domestic architecture in Greenwich,” it was formally developed following the enclosure of Greenwich Park in 1619, and many of the houses that remain today were built between the 17th and 19th centuries as retreats for wealthier Londoners. Properties along Crooms Hill and in the West Greenwich Conservation Area are overwhelmingly Georgian in character, with rows of four-over-four sash windows with glazing bars that are now listed features in their own right. A substantial number of properties on the west side of Crooms Hill are Grade II listed, with sash windows specifically referenced in their listing descriptions.

    Gloucester Circus, originally designed in the 1790s by the architect Michael Searles, forms one of Greenwich’s architectural landmarks — a sweeping crescent of Grade II-listed Georgian residences with grand original sash windows, intricate cornicing, and a private residents’ garden at its centre. The glazing bar profiles and meeting rail details on these buildings are architecturally specific, and any replacement work must match them precisely to satisfy the planning authority.

    Royal Hill offers another concentration of significant period properties. A Grade II-listed Georgian townhouse built in the 1770s features Georgian ‘six over six’ sash windows on its principal façade, set within multicoloured stock brick with gauged flat brick arches, the kind of detailing that requires careful replication when windows reach the end of their serviceable life.

    Beyond the historic core, Westcombe Park is characterised predominantly by two- and three-storey Victorian and Edwardian houses that display a rich and complex architectural detailing, having evolved organically during the late 19th and early 20th centuries through piecemeal speculative development. The sash windows on these properties differ from their Georgian counterparts; typically with larger panes, simpler glazing bar arrangements and, in Edwardian examples, often with the upper sash subdivided and the lower left as a single pane. But they are no less important to the character of the conservation area.

    What this means for your windows

    In a conservation area or listed building context, replacing sash windows with uPVC is not simply inadvisable;  it’s almost certainly not permissible. Replacing single-glazed heritage windows with standard uPVC double glazing in a listed building or conservation area would be considered unacceptable by planning officers, as it fails to retain the character of the original building. The solution, in most cases, is timber; specifically, bespoke timber sliding sash windows manufactured to match the original profiles of the property.

    Where double glazing is desired, and planning consent is likely, traditional slimline double-glazed units with a cavity of 14mm or less have a similar appearance to single glazing and are therefore often more acceptable to councils. Restoration glass, with its slightly uneven rippled quality that imitates historic hand-blown crown or cylinder glass, is often specified for the outer pane to replicate the original external appearance.

For listed buildings, we can provide the technical drawings and specification documentation needed to support a Listed Building Consent application.
