    A Small Town with an Extraordinary Architectural Heritage

    Eton is one of those rare places whose architectural history far exceeds its modest size. Sitting on the north bank of the Thames directly opposite Windsor, this small Berkshire town, whose name is derived from the Old English Ēa-tūn, meaning river settlement, contains some of the most significant historic buildings in the county, and a correspondingly rich collection of period properties with traditional timber sash windows.

    The town’s High Street, running south towards the river, is one of the most intact historic streetscapes in the Thames Valley. Georgian and early Victorian shop fronts, townhouses and college buildings line both sides, the majority featuring sash windows that remain largely unaltered from their original installation. For anyone interested in period architecture, it is a remarkably well-preserved environment.

    Eton College and the Georgian Sash Window

    Eton College, founded by Henry VI in 1440, is the dominant presence in the town, and its buildings span some five centuries of English architecture. From the 17th century onwards, the older medieval structures give way to buildings that increasingly feature the sash window in its evolving forms.

    The Georgian period saw the College expanded significantly, and the sash windows installed during this era – elegant six-over-six configurations with slender glazing bars and finely balanced proportions – set the architectural tone for much of the surrounding town. The influence of the College on the character of Eton’s streetscape is difficult to overstate: where the College built in a certain style, the town followed.

    Eton’s High Street and the streets immediately surrounding it contain a concentration of Georgian and Regency townhouses that is unusual outside of larger historic cities.     The arrival of the railway in the 1840s, with Windsor and Eton Central station opening in 1849 and Windsor and Eton Riverside following in 1851, brought new residents and modest expansion to the town’s residential streets. Victorian development in Eton, constrained by the College’s landholdings and the proximity of Windsor, was relatively limited, but the terraced and semi-detached properties built during this period display the characteristic shift in sash window design from Georgian to Victorian: the move from six-over-six to the two-over-two configuration, with fewer but larger panes, reflecting both changing tastes and improvements in glass manufacturing that made larger sheets more affordable.
