A Little About Farnborough & Sash Windows

Farnborough’s transformation from a small Hampshire hamlet into a substantial commuter town is one of the more dramatic in the South East, and it happened within a single decade. During the forty years following the establishment of the North Camp, the population of Farnborough grew from around 700 to 10,000, driven by the military presence and the arrival of a public company that bought land in 1863 and developed the district for residential purposes. The streets that grew up in the wake of that expansion, built to house officers, tradespeople, and the growing civilian population drawn to the garrison economy, define Farnborough’s Victorian architectural character to this day.

North Camp was the original Victorian town centre for Farnborough, and it is here that the town’s most coherent period streetscape survives. Some of the earliest residential houses were constructed in Alexandra Road, built principally for officers from the Camp, and the surrounding grid of streets (Queens Road, Somerset Road, Morris Road, and York Road among them) is lined with two-storey Victorian brick terraces whose original proportions and two-over-two sash window arrangements are a direct product of that rapid, purposeful housebuilding era.

Lynchford Road had been a well-established thoroughfare since the early 1800s and anchored the commercial heart of the neighbourhood, while the residential streets fanning out from it produced some of the more intact late-Victorian domestic architecture in the county. North Camp itself sits on the Farnborough-Aldershot boundary,  administratively within Farnborough but closely connected to Aldershot in character and history, and that dual identity is reflected in its housing stock, which includes Victorian cottages, officers’ semis, and Edwardian terraces in roughly equal measure.

Closer to Farnborough Main station, Union Street and its immediate neighbours include a run of Victorian and Edwardian semi-detached properties that developed alongside the railway connection, and it is in this part of town that original sash windows are most often found either surviving and in need of careful restoration, or lost to inappropriate replacement units that their owners now want to reverse. It is a quieter corner of Farnborough that has seen more than its share of incremental heritage losses over the years, the demolition of the Ham & Blackbird being one of the more recent and keenly felt, which makes the preservation of what period character remains all the more worthwhile.

Rushmoor Borough Council administers several conservation areas that cover parts of Farnborough. The South Farnborough Conservation Area was first designated in 1987 and reviewed in 2025, when a Character Appraisal and Management Plan was formally adopted as a material consideration in planning decisions; the document identifies both positive and negative contributors to the area’s significance and sets out the basis on which replacement windows and other alterations will be assessed.

The Farnborough Street Conservation Area was newly designated in 2025, split from the earlier Farnborough Hill designation, and covers the historic village core along with the early 20th-century commuter housing that grew up around it. Article 4 Directions are in place across several of Rushmoor’s conservation areas, removing permitted development rights and requiring homeowners to seek planning consent before replacing windows.

Cargate, which carries its own separate conservation area designation covering Victorian and Edwardian residential streets, including Cargate Avenue, Cargate Grove, and Lansdowne Road, falls within the Aldershot part of the Rushmoor boundary rather than Farnborough proper; homeowners in that area are equally welcome, as we cover Aldershot too.

Farnborough is sometimes characterised as a town that has faced more heritage pressure than most of its Hampshire neighbours, due to a greater focus on its 20th-century aviation history, and it is true that not every period street has survived the postwar decades intact. But there remains a substantial stock of Victorian and Edwardian properties across North Camp, South Farnborough, and the station approaches whose sash windows, whether original, altered, or in need of full reinstatement, deserve the same quality of attention as those in more celebrated conservation settings.
